Here's how it works

Rent to Own program is for tenants with bruised credit or no credit. It is one way to attain the dream of home ownership.

In Tenants First Rent-To-Own, tenants will choose the home they want, much like if they are buying on their own. With the help of our mortgage and credit fix experts we will assist to repair their credit so the banks will qualify them for a mortgage by the end of their tenancy.

A minimum of 5% of the purchase price is required as a deposit. 20% of their monthly lease payment plus their initial deposit will be held in trust and will go towards their down payment upon exercising the option to purchase.

The Investors Advantage

Here are the advantages from the Investors point of view in a Tenant First Rent to Own joint venture:

3) Less overhead. Much like home ownership, the tenants are responsible for the damages, repairs, and the upkeep of the property. The only big expenses from the investor side are the mortgage payments, property tax, and insurance.

4) No longer need to hire property management. Given that the tenants will own the place at the end of the lease term, they will deficiently feel the pride ownership during tenancy. With that said they would take care of the place much like they would if they own the place already. Remember they are responsible of all the upkeep and they will own the place in the long run so they better maintain and improve it to appreciate it.

5) No more late night phone calls. Remember they are responsible for all the upkeeps. The only work for the investors is to collect the rent and pay the bills.

6) It is an investment with a clear exit plan. Definitely an ideal investment situation with a perfect exit plan. You already lined up a buyer even before the property is purchased
